Home Prep: How To Get Your House Ready To Sell

The phrase “turnkey” is used frequently in the real estate industry, but what does it mean to a homeowner who is ready to list?  Re had the pleasure of teaming up with local ReMax agent, Kevin Conley, on a new listing.  A large townhouse located in Cincinnati’s Oakley neighborhood bordering Hyde Park Country Club is an ideal place for a buyer to call home, but before it could be put on the market, it needed some make-up.

After walking through the entire house with Kevin, we came up with a list of the things that needed to be addressed.  These items can be used as a checklist for anyone, especially if the house has good bones, but just requires small updates.

  • Fresh paint throughout, including trim & doors - although cream/off-yellow was popular in the 90’s, people want a light grey that looks clean and is easy to coordinate with decor

  • New electrical outlets - no one wants the yellow or almond ones

  • LED lights throughout - light is important! LED light bulbs last longer and are better for the environment

  • Updated hardware for cabinet & closet doors - such an easy fix and makes a big difference

  • Nail holes, old cable/phone outlets, cracks, dings and dents...all gone!

  • All personal items removed - shower products, photos, magnets on fridge, finger painting art, last years holiday cards, awards, etc.  No trace of you anywhere.

  • Oversized furniture removed! I can’t stress this enough - even if that giant recliner is the most comfortable thing in the world, it’s got to go!

  • Tasteful staging - decor and furniture that appeals to most and feels “homey” 

  • Exterior power washing & tidying of landscaping - outdoor space is important to address and highlight

To me, turnkey is saving the new homeowner from dealing with the prior owners' wear and tear and outdated fixtures.  Getting these things done in advance, although costs money upfront, could save you the time in negotiations if the buyer wants a credit or lower price to handle after closing.  

Kevin adds, “When potential buyers consider purchasing a home, visualizing themselves and/or their families living in the space is THE biggest selling point. If they don’t see it, they don’t buy it. This visualization starts with internet home search and with the all so famous home search apps (you know the ones). This is the first opportunity to hook a buyer and actually get them to commit to come see the property. Two major components in this objective are 1. Excellent photos and 2. Staging. Both of these components fall on a spectrum from minimal or unnecessary, to absolutely necessary and required. Where these items fall on the spectrum is determined by the market and how quickly homes sell without doing these things. Explaining this to sellers, in an easy to understand way, will help determine the budget.
